Buying and selling real estate is often one of the largest transactions that most of us will make. The experience can be thrilling, financially rewarding, and stressful all at the same time. A professional buyer’s agent will assist you through this process, helping guide you through some of the pitfalls that greet potential property owners. 


Understanding client needs and motivations is integral to producing positive results and building long term relationships. ENGEL & VOLKERS agents are licensed real estate professionals who work within a legal framework called Agency. Agency provides the real estate agents the authority to represent your interests when dealing with other parties, and at the same time SOLELY representing your best interests while maintaining the highest level of confidentiality. YOUR STEP-BY-STEP GUIDE

STEP 1: ESTABLISHING AGENCY

Meet with one another to discuss your home ownership goals, as well as your history, so that we know how to navigate this process with a well-rounded picture. Formalize your relationship with Patrick and complete the required real estate board forms, so that we know how to navigate this process with a well-rounded picture.

Step 2: Get pre-approved

With my help, if desired, introductions to some of the best mortgage brokers around will help in solidifying a pre-approval to determine your Purchasing Power. We need to know where we stand in order to chase where we're headed!

STEP 3: PROPERTY SEARCH BEGINS

Work together to determine wants and needs in a potential property, along with what you don't want! It is so important to have more input than not enough. From here, we can start making appointments to see what's out there. Pro Tip: HAVE FUN WITH THIS. These little moments add up to a large part of your life, so best to enjoy, preferably with a cappuccino in hand.

STEP 4: MAKE AN OFFER

Determine price, deposit amount, dates (adjustment, completion, & possession,) and subject clauses. Behind the scenes I will research the details of the area, build, history, and current Market Sales to ensure that we know our value, and where to start off from in order to bring a strong offer to the table.

STEP 5: SUBJECT REMOVAL

Remove subject clauses, and submit deposit to: ENGEL & VOLKERS IN TRUST. Select a lawyer or notary to complete closing documents, arrange for insurance & plan the move . I'll be there to assist you through all of this! And then once completion date is here, your legal team & mortgage specialist will ensure that the transaction is seamlessly transferred. 

STEP 6: MOVE-iN

Possession date - Key exchange, walk-through and move in!


BUYERS COSTS

-Inspection (if so desired)-Appraisal (if required for Financing)-Lawyer or Notary Fees and Expenses including: -Searching Title -Investigating Title -Survey Certificate (if required) -Drafting Documents -Land Title Registration Fees -GST on new homes(5%) -Insurance -Property Transfer Tax (1% of the first $200,000; 2% of the balance), unless exempt -Moving costs
